摘  要：本文主要分析了国家宏观调控下房地产新政策对长沙市的房地产业带来的影响，并通过实际的房地产业发展数据，发现了许多房产新政调控下所产生的问题，如市场秩序不规范，拆迁机制不规范，住房保障力度不够等.国家坚持房地产市场调控不动摇，将对湖南省房地产市场产生深远影响，在房地产调控新政下，本文也提出了许多发展对策和建议。

Abstract：This article mainly analyses the effects of new policy control of real estate to the The State coucil’s No.10 National notice under the macro-control, with the actual data of real estate industry, we find some problems under the macro-control, for instance, market order irregular, advance mechanism distorted, less power of housing security and so on.. Our country persist in new policy control of real estate, this will influence the real estate of Hunan Province, under the new policy control of real estate, this article also propose some development proposal.
