房地产上市公司资本结构因素影响的实证分析

房地产上市公司资本结构因素影响的实证分析(11000字)
摘  要：本文首先借鉴国内外学者的相关研究成果，结合我国房地产企业的实际情况，对资本结构相关理论进行分析，然后通过建立房地产行业上市公司资本结构影响因素的模型，应用多元线性方程计算研究，得出结论: 房地产上市公司的资本结构与盈利性、公司规模等五项因素的关系不显著,与股权结构显著负相关、与公司成长性和非债务税盾正相关。最后，根据实证结论给出建议。

The Empirical Analysing on Influential Factors of The Capital Structure for Listed Corporations in Real Estate Industry
Abstract：The article firstly analysizes the related theory on the capital structures,evolveing from the related reserch achievements of domestic and external scholars,combining with the actual situation of China's real estate enterprises. Then through the establishment of real estate industry capital structure influencing factors listed company of multiple linear equation model was applied to calculate .The conclusion is the real estate capital structure of listed companies with nonprofit, the company size and so on five factors was not significant, and the relationship between ownership structure, a significant negative correlation with company growth and blame debt tax shields are related. Finally, the suggestions are based on the conclusions.
